      • Can't afford or don't want to make repairs: Sell your property as-is. Expensive repairs and cleanup won’t be your problem! If we buy your property, you can take what you want and we’ll do the rest.

      • Are facing financial difficulties: If you need to move but can’t afford to, we may have the solution you need! We can take your current mortgage off your hands and get you the funds you need to get into your next mortgage or rental.

    • We try to keep things simple and transparent:

      1. Tell us about your situation: We'll start by meeting with you so we can understand your needs and timelines.

      2. Property evaluation: We take a look at the property to get an idea of repair costs and other things to consider. We will also go over your current mortgage situation to help us determine the best course of action.

      3. Review offer: We'll present you with a clear and straightforward offer based off the information we gather from you and your property’s condition. During this conversation, we will work together to make sure the offer makes sense, and you feel confident that you’re making the best decision for your future.

      4. Purchase agreement: If everything checks out with our offer, we'll send you a purchase agreement to sign and move onto the next phase.

      5. Gather information: Once under contract, we will ask you for a few pieces of information to help us secure a close date. This can take up to 14 business days but we try to get it done in about a week.

        • We will ask you for a copy of your most recent mortgage statement, any liens or outstanding taxes owed and copies of your closing documents from when you first purchased your home. We will also be working with our legal team to do a title search, create the real estate contract and make sure everything is in order for our closing (aka your payment) date.

      6. Closing: It can take up to 30 days to close, from the date we sign the purchase agreement. We will do our best to get it done sooner. You can help us speed things up by getting us the required documents and signing paperwork as soon as we ask for them. Teamwork makes your dreams work!

      7. Cash in hand: On the closing date, we will ask you to sign the real estate contract (REC) in person and get it notarized. We typically arrange a meeting at a local legal office to do this to make it easier on you. Once we’ve signed and everything is in order, you'll receive your payment and that’s that!

  • In short, yes! At close, we all sign a “closing disclosure document” and the REC. This will tell your new lender or landlord that your house is sold, and the mortgage payments are no longer your responsibility. Our legal team will then record the documents with the county and send them to you or your new mortgage company. Whichever if you prefer.

  • Usually, your move-out date is the day we close. However, we understand that unique circumstances can arise. If you need to stay in the property for a little longer, we can discuss this and create a separate post-occupancy agreement to be signed at closing that outlines the agreed-upon terms.
